Ongoing Partner Agreement

For active partners who want consistent deal flow. You sell our deals to your investor network on an ongoing basis. Terminate any time with 14 days' notice.

One-Off Referral Agreement

Have one specific investor and one specific deal? This covers a single introduction. No ongoing commitment required. Perfect for testing the partnership.

  • Covers a single named investor and named property deal
  • 50% of the sourcing fee on successful completion

  • No ongoing obligations after deal completes or falls through
  • Non-circumvent on this deal for 12 months

Can I work with other sourcing companies?

Yes, absolutely. This is a non-exclusive partnership. You can work with multiple sourcing companies, run your own sourcing operation, or sell your own deals simultaneously. The only restriction: don't pitch the exact same L&M deal to the same investor within 90 days.

What if a deal falls through?

No commission is payable by either party. Zero risk to you. You only earn when money completes at completion or exchange. If the investor pulls out, the seller backs out, or surveys fail, there is nothing to pay.

Do I need to be FCA authorised?

No. You act as an introducer only. You introduce investors to deals — you don't provide investment, mortgage, tax, or legal advice. If an investor asks for regulated advice, you direct them to a qualified professional. The partnership agreement protects both parties on this point.

How do I get paid?

By bank transfer within 7 working days of L&M receiving the sourcing fee from the investor. The sourcing fee is typically payable on exchange of contracts. Your 50% is paid promptly — no chasing required.

What if my investor finds the same deal elsewhere?

The non-circumvent clause in your partnership agreement protects you. L&M will not approach your investors directly. If your investor independently finds the same deal, we'll notify you and handle it transparently.

How many deals can I expect per week?

Partners receive 5–10 verified deal packs per week via WhatsApp and email. Deal flow varies by market conditions, but we source consistently across Manchester, Liverpool, Leeds, Birmingham, London, and Nottingham year-round.
