If you have 6 months and want full market value, an estate agent is the right choice. If you need speed, certainty, or discretion, the discount is the price of those benefits.

No. L&M does not charge sellers any fees whatsoever. We earn our income from the sourcing fee paid by the cash buyer investor on the other side of the transaction. This is disclosed transparently to both parties as required by our compliance obligations.

Yes. Our investor network actively seeks properties in any condition — structural issues, dated interiors, non-standard construction, short leases, Japanese knotweed. Cash buyers can take on properties that mortgage lenders won't touch. This is often where the best discounts and fastest sales happen.

Tenanted properties are welcome. Many of our investors specifically want properties with sitting tenants as it means rental income from day one. We handle the introduction sensitively and in accordance with tenancy law. Tenants do not need to be aware until legally required notice is given.
